CLEAN PIPES = SAVING!

The task of a real estate administrator is to represent the interests of the owner and the valuation of real estate belonging to them by better (more saving) maintenance. Thus, an administrator is also the primary counsellor of owners in energy saving issues. If a building administered by you has issues concerning the heating, cooling, consumer water or air humidifying systems, you’ll get help from Bauer technology.
Since various metals are used in heating and cooling systems (sheet metal/cast iron – radiators, steel – pipeline, copper – heat exchanger), sediment forms as a result of electrochemical corrosion (various metals reacting mutually), depositing in the pipeline, radiators and heat exchangers. It’s blackish soot forming an insulating layer in the system, heating through which will increase heating costs considerably. SEDIMENT WILL ALSO FORM IF YOU USE “CHEMICAL WATER” FROM THE DISTRICT HEATING UTILITY LINE!!!

Already in 3-5 year old systems (and what could be going on in even older systems!) clogging in the pipelines, heat exchangers and radiators occurs (often a mere ¼ of the surface area of a radiator will become hot), whereby the water in circulation itself may be transparent and seem clean. There are lots of issues with clogging temperature controllers.

The most efficient and modern solution to these problems is electromagnetic water treatment based on Bauer technology affecting minerals solved in the water, preventing the formation of scale and corrosion. After the installation of the device no soot will deposit in the pipes, radiators, heat exchangers or on any other surfaces in contact with water. Also sediment deposited earlier will start softening and coming off the surface as a result of the treatment. As a result of the treatment, both the radiators and any other parts of the heating or cooling system will become clean, the load on the circulation pump will decrease and the system will be balanced.

Installation is easy and won’t interfere with the regular functionality of the building. The Bauer electromagnetic device with a special filter separating the aforementioned sediment from water will be installed in the heating or cooling circuit in the boiler room of the building. Regular time for the filling of the filter after the installation of the Bauer device is 3-4 months. Once the system is cleaned, one filter element per one heating period will be enough. At the same time, there are exceptions, for example, two filter elements were filled in the first four days in the heating system of a 5 year old hotel in the city centre of Tallinn!

As far as we know, a layer of sediment of 0.2 mm will cut down the efficiency of a heat exchanger by up to 40% ! For the efficient transmission of thermal energy, it’s necessary to keep the heat exchanger clean. The flushing of the heating system has become an autumnal tradition, without taking into account the fact that every flushing with chemicals will cut down the lifespan of the heat exchanger. Regular flushing with chemicals isn’t efficient either, as the flushing may yield a momentary positive result, but new sediment will be forming at once and the system won’t be efficient once again. When using Bauer technology, no flushing will be required after the installation of the equipment and the system will be staying clean and working as designed.

The Bauer electromagnetic water treatment device will clean the radiators, heat exchangers and pipeline from sediment formed as a result of electrochemical corrosion, thus enabling a major cut down in the heating, cooling and maintenance costs for the owner of the building, whereas:

  • it’s possible to heat at a lower temperature – the insulating layer (sediment) will have been removed from the radiators
  • when heating at a lower temperature, heat losses in the cellars, trunk lines and ducts will be smaller
  • the heat exchanger will be working efficiently
  • the heating, cooling system will be balanced and working as designed
  • the circulation pump will have no additional load – lower power costs
  • the need to flush the system annually will have disappeared
  • the errors and problems will disappear
  • the lifespan of the system will prolong by 2-3 months

Finnish Talokeskus OY conducted a survey during which the heating costs of 100 buildings before and after the installation of the Bauer device were monitored. It became evident from the survey that after the installation of the Bauer device (system cleaning) the heating costs had dropped by 4-21%.

Whereas Bauer technology will clean also old systems, it’s a much less expensive alternative to replacing the pipeline and radiators, which is recommended for use also by designers and energy auditors.
